{"id":128874,"date":"2024-09-06T08:27:32","date_gmt":"2024-09-06T08:27:32","guid":{"rendered":"https:\/\/news.talkwithrattan.com\/index.php\/2024\/09\/06\/labour-urged-to-honour-promise-to-ban-no-fault-evictions-as-landmark-bill-returns-to-commons\/"},"modified":"2024-09-06T08:27:33","modified_gmt":"2024-09-06T08:27:33","slug":"labour-urged-to-honour-promise-to-ban-no-fault-evictions-as-landmark-bill-returns-to-commons","status":"publish","type":"post","link":"https:\/\/news.talkwithrattan.com\/index.php\/2024\/09\/06\/labour-urged-to-honour-promise-to-ban-no-fault-evictions-as-landmark-bill-returns-to-commons\/","title":{"rendered":"Labour urged to honour promise to ban &#8216;no fault&#8217; evictions as landmark bill returns to Commons"},"content":{"rendered":"<div style=\"text-align:center\"><img loading=\"lazy\" decoding=\"async\" width=\"1920\" height=\"1080\" src=\"https:\/\/i1.wp.com\/e3.365dm.com\/20\/03\/1920x1080\/skynews-aerial-uk-houses_4939642.jpg?20200306082453&amp;fit=1920,1080&amp;ssl=1\" class=\"attachment-post-thumbnail size-post-thumbnail wp-post-image\" alt=\"Labour urged to honour promise to ban &#8216;no fault&#8217; evictions as landmark bill returns to Commons\" title=\"Labour urged to honour promise to ban &#8216;no fault&#8217; evictions as landmark bill returns to Commons\" \/><\/div>\n<div data-component-name=\"ui-article-body\" data-highlight-intro=\"true\">\n<p>Renters have urged the government to act quickly to ban &#8220;no fault&#8221; evictions when a landmark bill returns to parliament.<\/p>\n<p>The Renters Reform Bill aims to strengthen protections for tenants in an increasingly volatile market, including by banning so-called Section 21 notices, the legal mechanism that allows landlords to evict tenants without providing a reason.<\/p>\n<p>While successive Tory prime ministers promised to outlaw the practice, no fault evictions are still being used after the bill lapsed following Rishi Sunak&#8217;s decision to call an election.<\/p>\n<p>The bill, renamed the Reenters&#8217; Rights Bill, is now expected to return to the Commons, possibly as early as next week &#8211; and campaigners are urging Labour to stick by the promises they made while in opposition.<\/p>\n<p><strong><a href=\"https:\/\/news.sky.com\/story\/politics-latest-keir-starmer-labour-conservative-leadership-contest-12593360\" target=\"_blank\" rel=\"noopener\">Politics latest: Government &#8216;not prepared&#8217; for winter fuel cut backlash<\/a><\/strong><\/p>\n<p><strong>&#8216;I complained and was issued with a Section 21&#8217;<\/strong><\/p>\n<p>James, 38, has lived in his house in north London for more than five years but was served with a Section 21 notice last month &#8211; and in the same week that he raised issues in his house.<\/p>\n<p>Mould had started to grow in his bathroom and cockroaches had begun to appear in his kitchen. One of the walls in his house also has an issue with damp.<\/p>\n<p>James raised the mould issue with his landlord but did not hear from him for three weeks. He decided to notify a council officer involved from his local authority, after which repair works were carried out.<\/p>\n<p>But on 16 August, James and his five other housemates were served an eviction notice and told they had to move out by the end of October.<\/p>\n<p>&#8220;It&#8217;s very stressful having to move out because the rental market is obviously much, much worse than when I last moved house in terms of cost and competition,&#8221; he told Sky News.<\/p>\n<p>&#8220;The council has said to the landlord that it looks like a retaliatory eviction but he&#8217;s apparently replied to them saying it&#8217;s just a coincidence.&#8221;<\/p>\n<p><strong>Renting crisis &#8216;out of control&#8217;<\/strong><\/p>\n<p>Tom Darling, director at the Renters&#8217; Reform Coalition, told Sky News that the renting crisis in England was &#8220;out of control&#8221;.<\/p>\n<p>&#8220;Homelessness linked to no fault evictions has only continued to rise since the election. The government must act soon &#8211; and we&#8217;re pleased it sounds like their proposed Renters&#8217; Rights Bill isn&#8217;t too far away.&#8221;<\/p>\n<p>Mr Darling said the group was pleased that Labour had already agreed to certain reforms, including extending <strong><a href=\"https:\/\/news.sky.com\/story\/awaabs-law-landlords-will-have-to-fix-emergency-repairs-in-24-hours-under-new-proposals-13044433#:~:text=Awaab's%20Law%3A%20Landlords%20will%20have,proposals%20%7C%20Politics%20News%20%7C%20Sky%20News\" target=\"_blank\" rel=\"noopener\">Awaab&#8217;s law <\/a><\/strong>&#8211; legislation that would make landlords liable for property defects &#8211; to the private rented sector.<\/p>\n<p>But he argued wider reforms were &#8220;essential to ensure renters have genuine security in their homes&#8221; &#8211; including longer eviction notice periods, longer protected periods free from eviction when a tenancy starts and limits on how much rent can be increased during a tenancy.<\/p>\n<p>The group also hopes that the government does not follow through on Tory amendments to the previous bill which effectively delayed the ban on Section 21 notices<strong><a href=\"https:\/\/news.sky.com\/story\/renters-reform-bill-gets-sign-off-from-mps-but-indefinite-delay-to-no-fault-evictions-ban-remains-13122195\" target=\"_blank\" rel=\"noopener\"> indefinitely<\/a> <\/strong>pending a review of the courts system, which some Tory backbenchers feared would become overwhelmed with more complex eviction cases.<\/p>\n<p>The demands for greater rental security come as tenants continue to <strong><a href=\"https:\/\/news.sky.com\/story\/what-immediate-action-could-tackle-out-of-control-rent-prices-13098522\" target=\"_blank\" rel=\"noopener\">incur rent rises well above average wage increases<\/a><\/strong>, with Londoners facing cumulative hikes of over 31% since 2021 and similar rises in other parts of England and Wales.<\/p>\n<p>A recent report also laid bare the scale of the poor conditions that exist in the private rental market, with Citizens Advice warning that almost<strong><a href=\"https:\/\/news.sky.com\/story\/almost-half-of-private-renters-living-with-damp-or-mould-even-in-summer-citizens-advice-warns-13183567#:~:text=A%20survey%20by%20Citizens%20Advice,for%20more%20than%20a%20year.\" target=\"_blank\" rel=\"noopener\"> half of private renters in England are living in homes that are cold, damp or mould<\/a>.<\/strong><\/p>\n<p><strong>Read more:<br \/><a href=\"https:\/\/news.sky.com\/story\/almost-half-of-private-renters-living-with-damp-or-mould-even-in-summer-citizens-advice-warns-13183567\" target=\"_blank\" rel=\"noopener\">Almost half of private renters living with damp or mould <\/a><\/strong><br \/><strong><a href=\"https:\/\/news.sky.com\/story\/end-right-to-buy-to-help-save-councils-from-2-2bn-black-hole-government-urged-13209490\" target=\"_blank\" rel=\"noopener\">End Right to Buy to help save councils from \u00a32.2bn black hole, government urged<\/a><\/strong><\/p>\n<p>In its manifesto, Labour also vowed to end &#8220;bidding wars&#8221; to stop renters being pitted against each other &#8220;in a fight to see who can offer up a bigger sum&#8221; for a rented property &#8211; something the RRC also said it would support.<\/p>\n<p>Last year tenants typically paid an extra \u00a3100 a month above the asking price for their home, according to research by the New Economics Foundation thinktank.<\/p>\n<p>A spokesperson for the Ministry of Housing, Communities and Local Government said: &#8220;The Renters&#8217; Rights Bill will be introduced in due course and we have committed to engaging with the sector throughout the process.<\/p>\n<p>&#8220;We will take action by abolishing Section 21 &#8216;no fault&#8217; evictions immediately, end rental bidding wars to stop the predatory practice of pitting renters against each other and empower renters to challenge poor conditions.&#8221;<\/p>\n<\/p><\/div>\n<p><br \/>\n<br \/><a href=\"https:\/\/news.sky.com\/story\/labour-urged-to-honour-promise-to-ban-no-fault-evictions-as-landmark-bill-returns-to-commons-13209682\">Source link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Renters have urged the government to act quickly to ban &#8220;no fault&#8221; evictions when a landmark bill returns to parliament.
